Leelanau's median household income soared by an impressive 76% between 2010 and 2024, reaching $99,422. Per capita income increased even more, by a staggering 121%, to $92,189. These figures place Leelanau at the top of the list for income growth among Michigan's 83 counties during this period.
But here's where it gets controversial: the county's changing demographics are a key factor. Once a rural area known for its vineyards and wineries, Leelanau has become a magnet for affluent retirees and remote workers, many from Chicago and Detroit. The county's breathtaking scenery, including Sleeping Bear Dunes and Glen Lake, has played a major role in this influx.
Since 2000, the median home price has skyrocketed from around $165,000 to nearly $600,000. In 2025, an astonishing 24 homes sold for over $2 million. Currently, about 40% of Leelanau County residents are aged 62 or older, almost double the percentage from 2000.
Michigan as a whole has seen significant income growth, with the median household income increasing by 50% since 2010. The state's per capita income rose by 77% during the same period. However, Michigan's income growth still lags behind the national average.
The good news is that income growth has outpaced inflation. The bad news is that Michigan has some catching up to do.
In terms of median household income in 2024, Livingston County topped the list with $103,039, followed by Leelanau at $99,422. Clare had the lowest median household income at $49,384.
When it comes to median income growth since 2010, Leelanau County takes the cake with a 76% increase. Kalkaska, Houghton, Mecosta, and Montcalm counties also saw impressive growth, ranging from 69% to 74%.
On the other hand, Keweenaw County, the state's most northern and least-populated, experienced the slowest growth in median household income, with a 35% increase.
In terms of per capita income in 2024, Oakland County leads the way with $93,579, reflecting its wealthy residents. Leelanau County again makes the top five with $92,189.
Lake County had the lowest per capita income at $39,505, followed by Luce at $39,360.
